Inspection Overview
Roofing
This is what we inspect: Visible roof covering materials (shingles), flashing at chimneys, gutters and downspouts, roof penetrations, skylights, and valleys. We inspect the condition of these elements for proper function; observing for evidence of leakage or worn, damaged, or missing components.
Exterior Elements
This is what we inspect: Visible doors, decks, garages, porches, stairs, siding, trim, and windows. We inspect these elements for proper canstruction and function; looking for damage, missing components or other conditions that might lead to infiltration or functional concerns.
Interior Elements
This is what we inspect: Visible areas of all ceilings, walls, stairways, a representative number of windows and doors, and attic areas for signs of leakage and damage, sagging or other structural concerns. Doors and windows will be opperated to determine function. In accessible attics, besides assessing structural components, we will note the insullation type and ventilation conditions.
Foundation and Substructure
This is what we inspect: Visible foundation walls, slabs, piers and columns, load-bearing walls, and major structural components. Visible, accessible structural components will be assessed for function and the presence of damage, decay or defects. We look for signs of water penetration in below-grade areas.
Kitchen
This is what we inspect: Built-in appliances and plumbing fixtures. We assess plumbing fixtures, looking for water pressure or drainage issues and signs of visible water leaks. We check basic opperational modes of the appliances and ventilators and look at cabinets and countertops for significant deficiencies.
Heating System
This is what we inspect: Visible components of the central AC or heat pump systems including, air handlers, condensers, and distribution ductwork. We assess the distribution systems for damage as well as functionality. We operate the system to assess the function and condition of the accessible indoor and outdoor components.
Cooling System
This is what we inspect: Visible components of the cental AC or heat pump systems including, air handlers, condensers, and distribution ductwork. We assess the distribution systems for damage and well as functionality. We operate the system to assess fuction and condition of the accessible indoor and outdoor components.
Electrical
This is what we inspect: All visible service panel components as well as household wiring and devices. We assess the condition of readily accessible panel components, as well as take note of the presence of AFCIs, GFCIs, carbon monoxide detectors, and smoke alarms. We will also check the operation of a representative number of fixtures, outlets, switches, and other devices.
Plumbing
This is what we inspect: All visible water supply piping, waste piping, distribution piping, plumbing fixtures, and water heaters. This includes inspecting the physical condition of piping, bathroom and kitchen fixtures, showers, toilets, and tubs. We operate all fixtures to assess flow, leakage, and drainage as well as water heating components.
